We have built another warehouse in Konstantynów Łódzki.
The construction market has recently lost its momentum of intense growth, but, compared to other areas, that related to industrial and warehouse construction is doing really well. New facilities are continually being built, including in central Poland. One example is the 5,800 m2 hall we are building in Konstantynów Łódzki. The investor is Panasystem, a leading industrial company.
Central Poland is one of the leading warehouse locations in Poland. Łódzkie Voivodeship is just behind the podium in terms of gross demand for 2023, and the region’s total stock already stands at 4.5 million sq m. Significantly, the market in the Łódź Province has grown by as much as 74% in the last five years [i]. This year brings new construction projects in the region, and one of the developments is the warehouse we have built next door. The facility, with a total area of almost 6,000 m2, that has been built in Konstantynów Łódzki, in the area of the Łódź Special Economic Zone.
This is another of our projects in this location this year. It is worth taking this opportunity to boast our inclusion in the top 10 list of the most active general contractors by the number of industrial and warehouse projects scheduled for completion since Q1. 2023. The list was compiled by the Kompas Inwestycji industry website.
The facility we have built also has technical rooms and a modern two-storey office area. Due to the nature of the materials stored, the hall complies with high fire safety requirements, which is ensured, among other things, by a smoke extraction system and a special sprinkler system. The building is equipped with 4 truck loading bays, 2 drive-in gates for car access and 5 docks suitable for shipping containers up to 12 m in length.
The hall is be designed and built according to sustainable construction principles – photovoltaic panels will be installed on the roof, electric radiant heaters and heat pumps will provide heating for the hall and domestic hot water, and a grey water storage tank is buried in the ground to collect and store rainwater, which will then be used for industrial purposes. Our team was also tasked with landscaping the area around the building, including the construction of a container storage yard and paved surfaces that can withstand heavy vehicle loads.
